Taxes and Fees When Buying a Property

Beyond the purchase price, there are additional costs to budget for in Spain — here's an overview.

When buying a property in Spain, you should budget for additional costs of roughly 10 to 13% on top of the purchase price. For resale properties, transfer tax (Impuesto de Transmisiones Patrimoniales, ITP) applies, ranging from 7% to 10% of the purchase price depending on the region. For new-build properties, VAT (IVA) of 10% applies instead, along with stamp duty (AJD). On top of this come notary and land registry fees, which are based on the purchase price, as well as the cost of an independent lawyer, who typically charges around 1% of the purchase price. After the purchase, you'll pay annual property tax (IBI, Impuesto sobre Bienes Inmuebles) and, in many municipalities, a garbage collection fee (Tasa de Basura). For apartments and developments with shared facilities, there's also a monthly community fee covering pool maintenance, gardening and the upkeep of communal areas.
