Key Holding & Property Checks on the Costa del Sol
A burst pipe under the kitchen sink doesn't announce itself. In a property that's lived in every day, someone might notice a leak within hours. But in a holiday home in Calahonda that's sitting empty between October and April, that same leak could go unnoticed for weeks, soaking through floors, damaging kitchen units and even affecting a neighbour's apartment below.
This is one of the challenges of owning property on the Costa del Sol as a non-resident, or as someone who spends part of the year elsewhere. Many apartments and villas along the coast remain unoccupied for extended periods, and problems such as water leaks, storm damage, break-ins and damp can become significantly more expensive when nobody is around to notice the early warning signs. The good news is that a little planning and regular attention can make a considerable difference.
Why an Empty Property Is a Different Kind of Risk
When you live in a property, you naturally notice small changes: a window that won't close properly, an unusual smell in the bathroom, or a damp patch appearing beneath the kitchen sink. When a property stands empty, these warning signs can easily go unnoticed.
Some of the most common problems discovered during routine property inspections include a leaking water valve slowly damaging the floor or surrounding cabinetry, storm shutters or terrace furniture that haven't been properly secured, damp and mould developing in bathrooms or poorly ventilated rooms, post accumulating at the entrance and signalling that nobody is home, a boiler, air-conditioning unit or pool pump that has quietly stopped working, and windows or doors that have been damaged or left unsecured.
Individually, many of these issues are relatively straightforward to address. Left undiscovered for several months, though, the resulting damage can be substantial: a small plumbing leak may eventually require replacing flooring or kitchen units, and persistent damp can lead to mould growth, damaged plasterwork and costly repairs. Regular inspections cannot prevent every problem, but they can help identify visible issues before they become more serious.
The Insurance Angle Many Property Owners Overlook
One important consideration for owners of holiday homes and second residences in Spain is their home insurance policy. Not all policies provide the same protection when a property remains unoccupied for an extended period, and depending on the insurer and the type of policy, certain claims – particularly those involving water damage or theft – may be subject to additional conditions or exclusions.
Some policies require owners to take specific precautions during prolonged absences, such as shutting off the main water supply, maintaining appropriate security measures, or arranging periodic property inspections. Requirements vary considerably between insurers, and there is no single rule that applies to every property in Spain.
It's worth being clear about one point: having someone inspect your property regularly does not automatically guarantee insurance coverage. Documented inspections can, however, provide useful evidence that reasonable precautions were taken. If you're unsure what your policy says about extended periods of absence, contact your insurance company or broker before leaving your property unattended – a short conversation now could prevent an unpleasant surprise if you ever need to make a claim.
What Professional Key Holding Actually Involves
Many overseas property owners leave a spare key with a neighbour, friend or local acquaintance. For occasional visits or short absences this can work perfectly well, but when a property is left empty for several months, a more structured solution often offers greater convenience and peace of mind.
Professional key holding and property inspections are not necessarily the same thing. Key holding focuses on secure storage and controlled access to your property, while property inspections involve scheduled visits to check for visible signs of problems while you're away.
When considering a professional service, it's worth asking who holds your keys and whether they're stored securely, how access is controlled and whether there's a record when keys are handed to cleaners or tradespeople, how often the property is actually inspected, what an inspection includes – windows, doors, visible plumbing areas, signs of damp – and whether you'll receive a report after each visit, and what happens if a problem is discovered.
For longer absences, a structured service provides greater consistency. Scheduled inspections, documented visits and prompt reporting of any problems discovered can help owners catch potential issues before they develop into more serious damage, and properties in exposed locations, or those subject to particular insurance requirements, may benefit from more frequent checks, especially after severe weather.
Right Casa's Key Holding and Key Care Services
Owning a holiday home on the Costa del Sol should be a pleasure, not a source of worry. Whether you live in the UK, Germany, the Netherlands or elsewhere in Europe, knowing that someone local can access your property and check on it while you're away makes a real difference. At Right Casa Estates, we offer our Key Holding and Key Care services from our office in Sitio de Calahonda, with the aim of providing reliable, transparent and practical support for owners who can't always be here themselves. We offer two levels of service, depending on your needs.
Key Holding, from €19 per month plus IVA, is designed for owners who primarily need secure and reliable storage of their property keys. It includes secure key storage, controlled release of keys only to people you've authorised, documented key handovers, and convenient local access for authorised cleaners, tradespeople or other visitors. It's a good fit if you already have someone looking after your property but need a reliable local contact to manage access – note that Key Holding does not include routine property inspections.
Key Care, from €50 per month plus IVA, adds one scheduled property visit per month for owners who'd also like their property checked while they're away. During each visit, we carry out a visual inspection of accessible interior and exterior areas, check windows and doors, look for visible signs of water leaks or damp, check for obvious damage or other irregularities, and send a short photo report by WhatsApp or email afterwards – so you receive a documented update on your property's condition, even when you're hundreds or thousands of kilometres away. These are visual checks rather than technical surveys, so they can't guarantee that every problem will be caught; if your insurance policy requires more frequent inspections, additional arrangements may be necessary.
Our services are based in Sitio de Calahonda and available in the surrounding Costa del Sol area. Properties further away may be subject to a distance-related surcharge, with individual quotations available for anything more than 40 kilometres from our base. Full pricing and the distance table are on our Key Care page.
Practical Tips for Protecting Your Property While You're Away
Even if you prefer to manage your holiday home yourself, a few simple precautions can reduce the risk of problems during extended absences.
Where appropriate, shutting off the main water supply before leaving can significantly reduce the risk of damage from leaks in the property's internal plumbing – just check first whether irrigation systems or other installations need a continuous supply. Ask a trusted neighbour, friend or professional service to visit the property at agreed intervals, and ask them to take a quick photo of the main rooms each time, which gives you a useful record.
Keep a spare key with a reliable local contact who can be reached if access is needed: electronic key safes can fail, codes get forgotten, and external key boxes don't offer the same security as professionally managed key storage. Review your home insurance policy before leaving for an extended period, paying particular attention to water damage, theft, security requirements and any obligations around property inspections.
The Costa del Sol enjoys a mild Mediterranean climate, but autumn and winter can bring heavy rainfall, strong winds and occasional storms, so secure terrace furniture, check that drainage outlets are clear, and make sure shutters, windows and doors are properly closed before you leave. Finally, make sure someone locally has your current contact details and knows how to reach you in an emergency, and keep contact information for your community administrator, insurance company and trusted maintenance professionals somewhere easy to find.
Peace of Mind for Costa del Sol Property Owners
An empty property doesn't necessarily need daily attention, but it does benefit from someone keeping an eye on it. Whether you're away for a few weeks or several months, having a reliable system in place – regular inspections, secure key storage and clear communication – can make owning a second home considerably less stressful, and keeps you informed about your property's condition even when you're not there. Most importantly, it reduces the chances of discovering a preventable problem only when you return for your next holiday.
At Right Casa Estates, our Key Holding and Key Care services offer a practical solution for owners who want secure key storage, scheduled property checks and dependable local support. Whether your property is in Calahonda or the surrounding Costa del Sol area, we're happy to discuss which service best suits your needs – visit our Key Care page or contact our Calahonda office to find out more, and enjoy your time away knowing your property hasn't been forgotten.
