Initial Property Appraisal

Once you have decided to sell, one of our experienced property listers, will visit your home, and record features and data, whilst taking professional photos. We will then use our bespoke analysis system to accurately value your property.

Even with the best marketing in the world, a property will not sell if it is way overpriced. You are under no obligation to accept our valuation, but we always believe it´s good to move forward with the same opinions on how we can successfully market and sell your property.

Once we we have agreed to move forward together, we will ask you to sign a sales agreement which confirms you have agreed to a sales price, and Right Casa´s conditions. None of our contracts are exclusive, so you are free to list your property with other agents - although we believe we sell it first!

Legally Required Documents

• Copy of the property deed – “Escritura”

• Copy of the NIE number and Passport of owners

• Copy of the receipt of the community fees

• Land registry not not older than three month – “Nota Simple”

• Tax and garbage receipt – IBI & BASURA

• First occupation license – Licencia de primera ocupación

• Energy performance certificate

Selling Process

Once you have agreed conditions, the sale usually progresses as follows:

• A Reservation Contract is signed by the vendor and buyer, taking the property off the market until the agreed ´Exchange Of Contract´ date.

• Contracts are exchanged with agreed terms and dates, with the buyer usually paying a 10% deposit. This contract protects the vendor and buyer.

• Payment Completion at the Notary, where everything is reviewed and legally stamped.

• Payment of remaining taxes and a tax rebate where possible, as well as the changeover of utilities if previously agreed on.
